“How to Achieve a Boho-Chic Look”

Not sure how to achieve a boho look? Here you’ll find bohemian fashion style tips and tricks and how to achieve a modern and chic boho style.

Nicole Richie via celebutopia
With the right mix, you can achieve a chic bohemian style and look stunning without evoking any signs of sloppy hippie vibe.

If you’re new to boho fashion and don’t know where or how to start, or if you need any fresh ideas on putting together outfits, then check out my bohemian style tips below:

What to Avoid When it Comes to Boho Style

If there’s one thing many girls and women do wrong when attempting to achieve the look, then it has to be:

Putting on too many and too long layers!

Mary Kate Olsen in lots of unnecessary, non-flattering layers.
Year 2005. Via theinsider.com.

Uh-oh. That is so not the boho chic look we’re aiming for. No matter confidence, if your outfit has too many long layers you’ll look smaller and swallowed up. Especially if you’re short by nature. I know, it’s tempting to layer your outfit with your favorite accessories but there is a fine line between looking casual-stylish and trying too hard.

So How Do You Layer an Outfit?

Here are 2 important pointers:

1. Go easy on the color combinations, layers, length and fit of your outfit. Avoid anything that’s bigger than your body frame (use a belt to a shapeless bohemian dress if you have to) or anything that extends past your feet. If you’re Petite make sure to adjust to your body scale.

2. When it comes to layering, you’ll usually know where to stop.

Step a few feet away from the mirror and take notice of how the clothes fall from your frame.

  • Does it draw attention away from your face?
  • Does it “drag” your frame down, making you look smaller or stumpy?
  • Does it make you look heavy or heavier than normal on some areas?

If yes, take one layer off or consider wearing something less dense-looking.

Keep it feminine and chic by mixing oversized with tailored/fitted clothes. Like say, if you’re wearing a oversized sweater or tunic top, add a pair of straight or slim-fitted jeans to balance out the look.

Bring Out Your Personality,
Not Nicole Richie’s

Blend a boho outfit with something that’s more YOU and TODAY.

You want to look trés chic, so avoid the total hippie á la street beggar look by blending boho with your own signature style.

Take a look at these examples:

Love bling and glam? Try Boho Luxe with gold, diamonds (cubic zirconia or Swarovski if you’re broke) and a designer-inspired handbag etc.

A bit rough around the edges? How about Boho Urban /Rock with studded accessories, black leather, chain, skulls etc.

More laid-back? Go for Boho Sporty /Casual with a hat, white sneakers, beaded multi necklace

Refined and simple? Try Boho Classy with tailored clothes like a blazer. Pearls and chain jewelry blend well together.

And then we have the Trendy boho, Romantic boho. and many more! You decide what you like. and make it YOURS by adding your own twist 🙂

Earthy Colors

An important key element in bohemian fashion is the colors. Typical boho colors are rich and warm in color. So focus on black, brown, cream white, khaki and olive green as your main fashion color palette.

And build it from there with gold, silver, grays, dark red, deep purple and other vibrant colors. Remember to keep the color combinations simple with no more than 3-4 colors.

Unfortunately, not everyone suits the boho colors stated here. Some of the colors might come out too strong or weak depending on what skin tone, hair and eye color you have.

You might want to take a color analysis test to identify your best colors. Color is pure science so focus on selecting the right ones prevents you from killing your appearance.

Or use neutrals to adjust the temperature of the colors. For example, wear gold to warm up black or gray.

Note: Don’t worry, if the boho colors aren’t on your personal color palette, you can always do a few adjustments to make it work for you. Always wear your best colors near your face because that’s where people will notice first. All other colors can be worn from the waist down.

You can also consider other color nuances that are similar to the mentioned colors.

And of course, if muted, pastel colors are your thing then you can incorporate those colors with the boho colors – making bohemian fashion something of your own!

Details, Details, Details

Express yourself with affordable accessories and details! Bohemian fashion doesn’t have to be expensive. Instantly transform a pair of jeans and a white tunic shirt into a boho outfit with a brown leather hobo bag, ethnic embroidered scarf, gold and layered necklace, multiple bangle bracelets, gladiator sandal shoes and so on.

Do wear pieces that create a statement and that people will notice or even comment. Try a hat or cap, beaded sandals, headband á la hippie style. big and colorful jewelry etc.

Check out my boho jewelry and boho handbags section for more fashion tips.

Layer It!

Follow a casual bohemian style look by layering a basic top with an oversized cardigan and a big paisley shawl on top of it. Again, layer it all with jewelry and a chic bag.

If you’re brave enough (the right personality) you can layer it even more with a belt wrapped around your waist or/and a print blouse on top of the basic tee.

You’re not running for a contest on how many clothing you can pile in one outfit! Balance your look by mixing wardrobe essentials with trends. plain with patterns, fitted/tailored with baggy/oversized etc.

Breathe Life Into the Past

The bohemian fashion you see today is very much inspired by the 60s and 70s. So find inspiration in wide leg pants, kaftans and floral dresses.

If you love vintage then bring your grandma’s floral shirt back to life! Go for laces, floral, distressed looking leather bags etc. Find unique vintage pieces at thrift stores or in your mother’s closet.

Go Ethnic

Bohemian fashion style is influenced by every corners of the world, so adding a little bit of exotic flair is a must. It adds texture and richness to your look which are a must for a boho-chic look.

Make your outfit more exciting with African prints, Indian bangle bracelets, shawl from Peru, large and chunky gold jewelry and so on. For more inspiration, do a quick research on different ethnic prints and patterns such as Ikat.

Follow the Big Bohemian Fashion Queens

To keep your boho look modern and up-to-date pick out a few celebs who’s style you like and wish to adapt into your own. Go to their fansites and observe their latest outfits.

10 Tips for More Effective PowerPoint Presentations

10 Tips for More Effective PowerPoint Presentations

Oh no! Not another boring PowerPoint presentation! My eyes, my eyes .

How much does it suck to be in the audience for yet another drawn-out, boring, lifeless slideshow? Worse yet, how much does it such to be the one giving it?

The truth is, bad PowerPoint happens to good people, and quite often the person giving the presentation is just as much a victim as the poor sods listening to her or him.

Here are ten tips to help you add a little zing! to your next presentation. They are, of course, far from comprehensive, but they re a start. Feel free to share your own tips in the comments.

1. Write a script.

A little planning goes a long way. Most presentations are written in PowerPoint (or some other presentation package) without any sort of rhyme or reason.

That s bass-ackwards. Since the point of your slides is to illustrate and expand what you are going to say to your audience. You should know what you intend to say and then figure out how to visualize it. Unless you are an expert at improvising, make sure you write out or at least outline your presentation before trying to put together slides.

And make sure your script follows good storytelling conventions: give it a beginning, middle, and end; have a clear arc that builds towards some sort of climax; make your audience appreciate each slide but be anxious to find out what s next; and when possible, always leave em wanting more.

2. One thing at a time, please.

At any given moment, what should be on the screen is the thing you re talking about. Our audience will almost instantly read every slide as soon as it s displayed; if you have the next four points you plan to make up there, they ll be three steps ahead of you, waiting for you to catch up rather than listening with interest to the point you re making.

Plan your presentation so just one new point is displayed at any given moment. Bullet points can be revealed one at a time as you reach them. Charts can be put on the next slide to be referenced when you get to the data the chart displays. Your job as presenter is to control the flow of information so that you and your audience stay in sync.

3. No paragraphs.

Where most presentations fail is that their authors, convinced they are producing some kind of stand-alone document, put everything they want to say onto their slides, in great big chunky blocks of text.

Congratulations. You ve just killed a roomful of people. Cause of death: terminal boredom poisoning.

Your slides are the illustrations for your presentation, not the presentation itself. They should underline and reinforce what you re saying as you give your presentation save the paragraphs of text for your script. PowerPoint and other presentation software have functions to display notes onto the presenter s screen that do not get sent to the projector, or you can use notecards, a separate word processor document, or your memory. Just don t put it on the screen and for goodness sake, if you do for some reason put it on the screen, don t stand with your back to your audience and read it from the screen!

4. Pay attention to design.

PowerPoint and other presentation packages offer all sorts of ways to add visual flash to your slides: fades, swipes, flashing text, and other annoyances are all too easy to insert with a few mouse clicks.

Avoid the temptation to dress up your pages with cheesy effects and focus instead on simple design basics:

  • Use a sans serif font for body text. Sans serifs like Arial, Helvetica, or Calibri tend to be the easiest to read on screens.
  • Use decorative fonts only for slide headers, and then only if they re easy to read. Decorative fonts calligraphy, German blackface, futuristic, psychotic handwriting, flowers, art nouveau, etc. are hard to read and should be reserved only for large headlines at the top of the page. Better yet, stick to a classy serif font like Georgia or Baskerville.
  • Put dark text on a light background. Again, this is easiest to read. If you must use a dark background for instance, if your company uses a standard template with a dark background make sure your text is quite light (white, cream, light grey, or pastels) and maybe bump the font size up two or three notches.
  • Align text left or right. Centered text is harder to read and looks amateurish. Line up all your text to a right-hand or left-hand baseline it will look better and be easier to follow.
  • Avoid clutter. A headline, a few bullet points, maybe an image anything more than that and you risk losing your audience as they sort it all out.

5. Use images sparingly

There are two schools of thought about images in presentations. Some say they add visual interest and keep audiences engaged; others say images are an unnecessary distraction.

Both arguments have some merit, so in this case the best option is to split the difference: use images only when they add important information or make an abstract point more concrete.

While we re on the subject, absolutely do not use PowerPoint s built-in clipart. Anything from Office 2003 and earlier has been seen by everyone in your audience a thousand times they ve become tired, used-up clich s, and I hopefully don t need to tell you to avoid tired, used-up clich s in your presentations. Office 2007 and non-Office programs have some clipart that isn t so familiar (though it will be, and soon) but by now, the entire concept of clipart has about run its course it just doesn t feel fresh and new anymore.

6. Think outside the screen.

Remember, the slides on the screen are only part of the presentation and not the main part. Even though you re liable to be presenting in a darkened room, give some thought to your own presentation manner how you hold yourself, what you wear, how you move around the room. You are the focus when you re presenting, no matter how interesting your slides are.

7. Have a hook.

Like the best writing, the best presentation shook their audiences early and then reel them in. Open with something surprising or intriguing, something that will get your audience to sit up and take notice. The most powerful hooks are often those that appeal directly to your audience s emotions offer them something awesome or, if it s appropriate, scare the pants off of them. The rest of your presentation, then, will be effectively your promise to make the awesome thing happen, or the scary thing not happen.

8. Ask questions.

Questions arouse interest, pique curiosity, and engage audiences. So ask a lot of them. Build tension by posing a question and letting your audience stew a moment before moving to the next slide with the answer. Quiz their knowledge and then show them how little they know. If appropriate, engage in a little question-and-answer with your audience, with you asking the questions.

9. Modulate, modulate, modulate.

Especially when you ve done a presentation before, it can be easy to fall into a drone, going on and on and on and on and on with only minimal changes to your inflection. Always speak as if you were speaking to a friend, not as if you are reading off of index cards (even if you are). If keeping up a lively and personable tone of voice is difficult for you when presenting, do a couple of practice run-throughs. If you still can t get it right and presentations are a big part of your job, take a public speaking course or join Toastmasters.

10. Break the rules.

As with everything else, there are times when each of these rules or any other rule you know won t apply. If you know there s a good reason to break a rule, go ahead and do it. Rule breaking is perfectly acceptable behavior it s ignoring the rules or breaking them because you just don t know any better that leads to shoddy boring presentations that lead to boredom, depression, psychopathic breaks, and eventually death. And you don t want that, do you?

What is a Source Code Escrow, and when do I need one: Frost Brown Todd

#

ALP: What is a Source Code Escrow, and when do I need one?

Most businesses, even smaller ones, have at least one software license agreement that is mission critical. A source code escrow is an arrangement that can provide protection to the business should the software provider go out of business or discontinue support and/or maintenance for the licensed software. Even though the dot com bubble has burst, it is still very common to find smaller and/or newly formed software companies with valuable and useful software for use in niche areas and otherwise.

Source code escrows can reduce or eliminate the risk of doing business with such a small or new company. Source code escrows are generally negotiated as a part of the initial software license agreement. They can also be entered into after the license agreement has been signed, but a licensee has much less leverage at that point to negotiate favorable terms.

Typically, a source code agreement is entered into among the software provider, the business licensee and an unrelated third party escrow agent. There are many more experienced software escrow agents available now than there were 10 years ago, and many banks will also provide this service.

Under the typical software license, a business only receives access to the object code for the software being licensed. When there is a source code escrow agreement in place, the source code to the software is provided to a third party escrow agent. The escrow agent is authorized to release the source code to the licensee upon the occurrence of certain triggering events.

The most heavily negotiated provisions in a source code escrow agreement are those relating to the events that trigger the release of the source code. These triggering events are negotiable but almost always include the bankruptcy of the software provider, the discontinuance of business by the provider and the joint written instructions of the provider and the licensee to a release of the code.

You should also consider the following events as possible triggers to a release:

  1. The laying off of substantially all of the employees of the provider, or substantially all of the employees that provide support, maintenance and/or development for the licensed software. This is often the first sign that a company is in trouble, and as a licensee, you want notice of this as soon as possible.
  2. The failure to provide maintenance and/or support in accordance with the provider’s agreements relating to the same.
  3. A change in control of the provider.
  4. A discontinuance of the type of software licensed by a business.
  5. The default of the provider under the software license agreement, after an opportunity to cure.

Other Typical Agreement Provisions

Source code escrow agreements are typically drafted so that there is little or no risk to the escrow agent. Under the agreement, if an event occurs that might trigger a source code release, the escrow agent will generally require written notice of the event from the licensee. Most agreements provide that the escrow agent give written notice to the software provider of the licensee’s allegation that a triggering event has occurred. The software provider then has the opportunity to dispute the allegation of the licensee, and this is generally played out through mandatory arbitration between the provider and licensee. In my experience, if the provider’s ship is truly sinking, the provider typically wants to try to take care of its licensees and will very often co-operate with the licensee and sign a joint agreement to release the code.

When released, unless the escrow agreement provides otherwise, the licensee obtains the right to continue to use the software as provided under the original license; provided, however, that the licensee also has the right to do its own maintenance, support, upgrades, etc. or hire a third party to do the same.

Tips for a Negotiating a Success Source Code Escrow Agreement

  1. Make sure the escrow agreement can survive the bankruptcy of a software provider, since that is one of the primary reasons a licensee would enter into a source code escrow agreement. In that regard, we recommend that the license granted through the escrow (i.e. allowing the licensee to use the source code to maintain, support and upgrade the software) be a current license, which is just not exercisable until there is a triggering event. The escrow agreement should also have the following language, which will give the licensee certain benefits under the federal bankruptcy laws:

The parties desire this Agreement to be supplementary to the [Software License Agreement] pursuant to 11 United States [Bankruptcy] Code, Section 365(n).

  • Think through the triggering events and make sure they fit well with the software provider you have chosen and that they reflect what might really happen. Don t just rely on the boilerplate triggering events in other agreements.
  • If the escrow agreement involves software development, in addition to a software license, a licensee should insist that deposits of the source code be made on a regular basis throughout the development, such as once a month or once every 60 days. Normally it would make sense to wait until the development is complete to require that the source code be deposited, but it is not unusual for a software company to fail half way into a development.
  • Make sure the escrow agent is experienced and reputable.
  • Make sure your escrow agreement is crystal clear about the rights of the licensee after the source code has been released. The licensee is still using the source code under a license, and in cases where the provider is defunct, the licensee generally wants to find a third party replacement for the provider. In my experience, the best place to look for assistance when the worst happens is with the former employees of the provider. They are usually anxious for work and are the most knowledgeable about the software, so it pays to keep in close contact with the employees of your provider.
  • A business can avoid a source code escrow by obtaining a source code license directly from the provider. This license must give the business the flexibility it needs to move forward should the provider go out of business. In most cases, providers are unwilling to grant source code licenses or they are cost prohibitive. However, I have been surprised in some cases, and try to remember to ask the question of my business clients when we are working on a software deal.

Another possible approach is to obtain a security interest in the software to secure the obligations of the provider under the license agreement. I have yet to be able to achieve this, since most providers already have bank financing, and the bank has long ago perfected its security interest in the software.

There are situations when the alternatives discussed above may work, but typically a source code agreement is the best means of minimizing risk for businesses in connection with their mission critical third party software.

A well-rounded biography should include your skills, expertise, education (certificates, degrees, diplomas, classes taken, etc.), experience, and awards. Generate a list of facts you want to include, but don’t go overboard! If you find yourself with a long list of facts, narrow it down to only the best achievements and include those in your biography. Then, if you want to take it further, provide a link or a complete list of credentials at the bottom of the page. Take a cue from Deb Howard. where she showcases her impressive list of real estate and community achievements with just the right amount of personal background to connect with potential buyers and sellers. We highly recommend client testimonials like Deb has displayed in the left side bar. Read How to Acquire Great Real Estate Testimonials for great tips and marketing ideas.

Step 2: Provide a Personal Touch
Life isn’t all work, so adding some insight into your personal life outside of work can be a great tool for connecting with potential clients. By including information about your family, pets, hobbies, and extracurricular activities, your clients will see you as a real person rather than just a Realtor. And, who knows when someone might contact you simply because you have something in common with them. Don’t bog your biography down with too many fun facts though, keep things light and to the point, and avoid getting too intimate with your personal details. Don and Theresa Souers. South Lake Tahoe agents, give a background story that offers a personal touch, address how they treat their clients, expand on their teamwork and finish with a list of accomplishments. Perfecto!

Step 3: Link Yourself to the Real Estate Area
You know the area better than anyone else, so be sure to include information about where you’ve lived and how long you’ve been an agent there. Demonstrate your knowledge of the area! On the other hand, if you’re new to the region, mention why you moved there and everything you love about it. This is a great way to build trust with your clients as they’ll need your guidance in finding the right home. Keir Weimer. an Adirondack Broker, creates this connection with his visitors through video. By highlighting what makes the Adirondacks so special, Keir connects with his buyers and adding that personal touch can make all the difference. Having a mobile responsive website means visitors can access all pages of his site from the convenience of their mobile devices.

Step 4: A Bio is NOT an Advertisement
There’s a time and a place for an advertisement, and this isn’t it! Keep your bio simple and honest – if you come off as an advertisement, you’ll turn clients away. Make sure your clients see that you’re focused on their satisfaction and interests rather than your own business goals. Your bio should show how qualified you are, but ultimately reveal you as a hard-working person that can relate to someone’s wants and needs. Greg Boyle. an agent in the Truckee and Lake Tahoe region, establishes his knowledge in the real estate world without an intrusive sales pitch, engaging a potential client with his down to earth approach to business.

    Step 5: Do Some Research
Finding the best way to express yourself and catch your reader’s eye can be hard to figure out on your own, so start by exploring what other agents have done. This will give you some great pointers on what works and what doesn’t work, allowing you to develop your own technique and style. Find a bio you love and use it to start an outline for your own bio, just be sure to change it up to reflect your own unique branding. Greg Boyle and Nathan Riedel’s team have taken real estate website design to the next level by incorporating our Agent Roster add-on. Each of their agents have a classy, informative bio that could offer you the inspiration to start writing!

    Step 6: 10-minute Brainstorm Session
Writer’s block? If you’re writing your own bio, it can be intimidating to get started! Don’t get overwhelmed by trying for perfection on the first go – instead, just start writing! Ignore spelling, grammar and sentence structure and focus on getting the words down first. Try writing a list, making a mind map, or just fill the page up with your own freeform thoughts. Once you’ve narrowed down what you want to actually cover in your bio, you can revise and rewrite until you’re ready to show it to the world.

Step 7: Just the Right Length
Aim for a medium length bio. Two to three paragraphs, or about 250 to 500 words, is the optimal length to shoot for. Any longer and your readers could lose interest. You want to connect with your readers, not scare them away with a wall of text, or an equally frightening two sentence bio. Give them an idea of who you are what you’ve done, and avoid sharing your life story. Kim Klapac. a Colorado Springs REALTOR®, gets straight to the point with her bio, then includes a list of her real estate experiences for quick reading.

    Step 8: Proofread and Review
Your bio is the perfect opportunity to demonstrate just how professional you are, so make sure your writing is 100% error-free! Correct spelling and grammar is an absolute must and a single error has the potential of turning a client away forever. Once you think your bio is perfect, follow these three steps: take a 12 to 24 hour break so you can review it with a fresh mind, read every word aloud to yourself, and finally have a trusted friend, family member or colleague read it and give you feedback.

Step 9: Don’t Use too Much of a Good Thing
Avoid going overboard with your use of font styling and fancy writing techniques. While using exclamation points or font styles such as italics, bold or underlining are a great way to emphasize a point, they should be used sparingly. When overused, they can have the opposite effect and distract the reader. Using a professional font with standard font sizes is also important, don’t try to reinvent the wheel by using non-traditional fonts or colors, or you risk exhausting your reader’s eyes. Michael Pion. a Greater Harrisburg area REALTOR®, tackles his bio with just the right amount of fancy formatting, drawing potential clients to take note of his quote, and separating business from personal life with the use of a single elegant line.

    Step 10: End it Right
Ultimately your bio is one way of helping your client’s get to know you so they’ll want partake in your services – so be sure to include your contact information at the end of your biography! This will give your potential clients an immediate and easy way to contact you and access all you have to offer.

Writing or refining your real estate agent biography should be at the top of your to-do list. It’s inexpensive and effective, and the best part is you can use it over and over again! Include it on your website, blog, in your listing presentation, brochures, social media pages such Facebook and LinkedIn, and every other place you’ve made your online presence known. Just make sure to keep it updated by reviewing it every six months or so. Once you’ve created a bio, you’ll have a great tool to help you bond with potential clients before you even meet them, making you another step ahead of your competitors.

    Ionizing Radiation Fact Sheet

    Ionizing Radiation Fact Sheet

Ionizing radiation can be used therapeutically in cancer treatment. It must be used carefully and by experts, as it can be dangerous if misused.

Ionizing radiation causes changes in the chemical balance of cells. Some of those changes can result in cancer. In addition, by damaging the genetic material (DNA) contained in all cells of the body, ionizing radiation can cause harmful genetic mutations that can be passed on to future generations. Exposure to large amounts of radiation, a rare occurrence, can cause sickness in a few hours or days and death within 60 days of exposure. In extreme cases, it can cause death within a few hours of exposure.

    Sources of Exposure

The ionizing radiations of primary concern are alpha and beta particles, gamma rays, and x rays. Alpha and beta particles and gamma rays can come from natural sources or can be technologically produced. Most of the x-ray exposure people receive is technologically produced. Natural radiation comes from cosmic rays, naturally occurring radioactive elements found in the earth’s crust (uranium, thorium, etc.), and radioactive decay products such as radon and its subsequent decay products. The latter group represents the majority of the radiation exposure of the general public.

In addition to these natural sources, radiation can come from such wide-ranging sources as hospitals, research institutions, nuclear reactors and their support facilities, certain manufacturing processes, and Federal facilities involved in nuclear weapons production. The following figure shows the percentage contribution that various radiation sources make toward the yearly average effective dose received by the U.S. population (NCRP Report No. 93).

    • Radon: 55%
    • Natural Sources (excluding Radon): 26%
    • Medical X-rays: 11%
    • Nuclear Medicine: 4%
    • Consumer Products: 3%
